How we calculate our fees

Our aim is to ensure you understand every element of your conveyancing costs so there are no surprises at any stage of your transaction.
Conveyancing Charges
Below is the standard process we follow to complete the purchase of a residential property. Each step is handled with care, accuracy and efficiency to ensure a smooth transaction.
1. Initial Instructions & Preliminary Advice
We take your instructions, confirm the details of your purchase and provide early guidance on the process and timescales.
2. Reviewing the Contract Pack
Once we receive the contract paperwork from the seller’s conveyancer, we review all documents, including title information, property forms and supporting evidence.
3. Carrying Out Searches
Upon receiving funds on account, we obtain the necessary searches (such as local authority, drainage and environmental searches) and review the results carefully.
4. Raising Enquiries
We raise any required enquiries with the seller’s conveyancer to clarify issues, resolve concerns or obtain missing information.
5. Reporting to You
We prepare a detailed report on all documents, search results and enquiries so you fully understand the property you are purchasing.
6. Signing the Contract
We send you the final contract for signature once all checks are complete and you are ready to proceed.
7. Agreeing a Completion Date
We liaise with all parties to agree a suitable completion date — the day you legally become the owner.
8. Exchanging Contracts
Once contracts are exchanged, the transaction becomes legally binding. We notify you immediately when this happens.
9. Preparing for Completion
We advise you of the final balance required for completion, including fees, taxes and remaining purchase funds.
10. Completion Day
We complete your purchase, transfer the funds and you collect the keys to your new home.
11. Post‑Completion Work
We handle all post‑completion requirements, including:
Paying Stamp Duty Land Tax
Registering your ownership with HM Land Registry
Sending you the title deeds once registration is complete

Leasehold Properties – Additional Work Included
If you are purchasing a leasehold property, additional steps are required due to the nature of leasehold ownership. As part of our service, we will:
Review the Lease and advise you on its terms
Report on any additional costs payable to the Landlord, Managing Agents or Management Company
Advise you on service charges and ground rent under the Lease
Make enquiries (via the seller’s conveyancer) with the Landlord/Managing Agents/Management Company regarding:
Building management arrangements
Communal areas
Any restrictions or obligations affecting the property
If You Are Buying With a Mortgage
If your purchase is supported by a mortgage, additional fees may apply for the following services:
Checking that your finances are in place to fund the purchase
Liaising with your Lender or the Lender’s Solicitor
Reviewing and reporting on the conditions of your mortgage offer
Additional Disbursements for Leasehold Properties
Leasehold transactions often involve extra charges payable to the Landlord, Managing Agents or Management Company. These vary depending on the Lease and the specific property.
Typical disbursements include:
Notice of Transfer / Notice of Charge
Most Landlords require formal notice of your purchase or mortgage.
Typical cost: £150–£300 + VAT per notice.
Deed of Covenant
Some Leases require you to enter into a Deed of Covenant with the Landlord or Management Company.
Typical cost: £100–£400 + VAT.
Certificate of Compliance
Often required to satisfy a restriction on the title.
Typical cost: £50–£350 + VAT.
These costs can vary significantly depending on the property. We will provide accurate figures once we have reviewed the Lease and received replies from the relevant parties.
Average Timescales
The conveyancing process depends on several factors, including the number of parties in the chain and the complexity of the transaction.
Typical timescales:
6–8 weeks to exchange contracts
+2 weeks to complete (subject to agreement by all parties)
However:
A first‑time buyer purchasing a new build with a mortgage in principle may exchange in as little as 4 weeks
A leasehold purchase requiring a lease extension may take 2–6 months
Additional charges may apply in extended or complex cases
Referral Fees
Where applicable, the average referral fee paid is £150.
